Dear International Investor,
Back in 1993, I took
a US$5,000 gift and turned it into a US$150,000 profit on a real estate deal.
This happened in Ravenswood... an eclectic
north-side Chicago neighborhood made up of middle-class office workers, first-generation Latino immigrants, and second-generation
Eastern Europeans.
The investment was an income-producing property, consisting of three two-bedroom flats. A good rental
property.
And, to be honest, finding it wasn’t easy. I looked at dozens of buildings that didn’t make the
cut...and analyzed countless other opportunities that didn’t work for me financially.
I pounded the streets. I
negotiated with dozens of developers, agents, and property owners, until I found just the right deal for my situation. After
haggling with a number of bankers, I got the financial terms just right, and I made the buy.
So after a lot of groundwork,
I ended up with just the right property...on my terms.
The building started generating a good rental income right away.
And a little more than two years later, I sold the property for a profit of US$150,000...after expenses.
Not
a bad return on that US$5,000 gift.
Since then, I’ve found that property investing is a lucrative way to make
a living...both for me and for those clients who follow my advice.
Now fast-forward to today and listen to the outrageous claims of those pushing super-speculative
real estate deals
I’m sure you hear the claims as often as I do...leveraged gains of 2,000% or more
in just a few weeks.
But, while these extraordinary claims make great headlines, they don’t represent reality
for most investors today.
Why?
Because most of these assertions are based on unrealized gains. That is, gains
based on what promoters believe the property to be worth, not on money realized by an actual sale.
What’s
more, many people are buying pre-construction properties in bubble markets. When they do try to realize their anticipated
gains, they’ll likely be selling into a market glutted with similar pre-construction condos, all coming online and being
put up for sale at the same time.
Sadly,
many investors don’t realize that their speculative investment strategy has let them down until it’s time to sell...and,
by that point, it’s too late
This boom-time speculative strategy used to work. In the golden age of
international property investing that we’ve just moved out of, there’s no doubt...this strategy could make you
rich. I’ve used it frequently myself with great success.
But it’s not working today.
Bubble

in the path of new or planned infrastructure (such as a new airport, bridge, or highway) or buying where there’s an
emerging market trend...one that’s not yet apparent to the mainstream property buyer...
- Crisis
Investing. This is taking a position in a market when everyone else is running the other way, typically
thanks to economic or political crisis. Successful investors are the ones with the foresight to see which markets will bounce
back...
- Real Productive Assets. As I’ve explained, these are property assets that
generate income as their primary objective. They also can yield a capital appreciation, but as a secondary objective. My own
clients switched to investing in Real Productive Assets in early 2008...

Panama: Yes, many investors in Panama City have headed for the exits, as this market has slowed and prices have fallen.
To me, positioned solidly on the inside, this all looks like opportunity knocking. I’m already well-invested personally,
both in Panama City and on this country’s Pacific coast, but I’m actively shopping for more at the right price.
In Panama City right now, sellers are more willing to entertain your offer than they have been in years. Originally,
I invested in Panama City pre-construction. Today, my strategy is Real Productive Assets. I’m interested in
rentable apartments priced low enough to produce a good yield from rental. I’m netting 12% annually on my current rental
investment in this city and would gladly expand my portfolio.
